UCI Architects examined the existing historic building to assess its condition, propose renovations for its rehabilitation, and develop a cost estimate to determine the allocation of funding necessary to make the rehabilitation a reality. The study found that rapid deterioration of the exterior building envelope was occurring. Rehabilitation occurred to replace the roof, repair and coat the exterior cast stone walls, reseal and paint the existing windows, and install removable interior glass storm window units. The interior also did not meet several building codes. The study proposed a general interior rehabilitation to fit out the entire building for future tenant occupancy, as well as installation of new HVAC and electrical systems and barrier-free building access improvements.
